THE DEMOLISH & BUILD PROCESS

Step 1:
Initial Meeting

We get things started by meeting you on site to provide an obligation-free assessment. During this meeting, one of our qualified consultants will advise on relevant associated costs with demolishing the old home and building a new one.

Step 2:
Site Survey

Next, we suggest ordering a full site survey and soil report to fully identify all the features of your block. This enables us to create the best possible design concepts based on your individual needs and budget.

Step 3:
Design and Quote

Working in partnership with you, our team will create an accurate design and elevation and, only when you’re completely satisfied, we will prepare a detailed quote for you including all associated site costs.

Step 4:
Contracts and Shire Approvals

Once contracts have been signed, we will arrange for all local Government approvals including demolition and building permits. While waiting for these approvals, we will arrange your prestart/colour selection meeting.

Step 5:
Demolition & Rebuild

On receipt of all the statutory approvals, it’s time to move out so that the demolition process can begin and the site is cleared ready for your brand new home to come to life.

The average demolition cost is approximately $20,000 to $25,000 depending on your specific requirements and items you would like salvaged.

After demolition, will my site be cleared completely?

Yes, your site will be cleared with removal of appropriate vegetation, footings and any building rubble. After the surface has been raked to a minimum of 600mm, the land is left clean and flattened ready for construction.

How long does the demolition process take?

Generally, depending on workload and Shire processing of licences, you should allow between 4-6 weeks after acceptance of the demolition quote. The works include demolition permit application, service disconnections and rat-baiting which needs to be carried out at least 2 weeks before demolition.

When do the premises need to be vacated?

Ideally, you should plan to vacate at the time of accepting the quote in order to avoid services being disconnected while you’re still in the home.

How long will I have to move out for?

Building times vary from time to time depending on supply and demand of materials and tradespeople. Please talk to us about our current timeframes.

How long is the demolition permit approval process?

Generally, there is a 10-day timeframe for local authorities to process the application once it has been lodged and the fees paid.

Will I need extra council approvals?

This will be determined at the time of applying for the demolition permit from your local council (there may be verge permits, tree removal/relocation requirements, bonds, inspection fees, etc). The good news is, we will take care of everything for you.

Can any materials, items or features be salvaged?

You may remove any salvageable or recyclable materials from the house or site prior to quoting. Salvageable items or materials removed after the date of quoting will increase the cost of demolition, unless discussed with the demolition contractor and noted on the quote.

Do you remove trees and grind tree stumps?

There will be a separate quote for tree removal and stump grinding if required.

Do you remove fencing?

There will be an additional cost for fencing removal and replacement. Please note, that you will have to liaise with your neighbours to obtain approval for the removal and reinstatement or replacement of adjoining fences.

Is the quote all-inclusive?

Some owners choose to arrange their own demolition and associated works such as fence removal. We’ll advise what needs to be done and you can decide if you’d like to cover any of it yourself. We will provide you with an itemised and transparent quote for the scope of work.

Who arranges the service disconnections?

We will organise for gas and power disconnection plus meter removal, but it is always the owner’s responsibility to complete disconnection forms with approved meter numbers for disconnection. The costs of final meter reading and any outstanding fees are also the owner’s responsibility.  Note: Disconnection of the telephone and internet services are not included. You will need contact any respective telecommunication companies.

What needs to be done regarding power domes and sewer junctions?

  • No action required to an existing power dome on site.
  • The sewer will be disconnected, cut and sealed.
  • Water is cut back to the meter on the property side after the demolition and the water meter remains. Owners are required to arrange capping or disconnection once demolition completed.
